A new show home is ready to debut in Prairie Pointe early next year, offering an affordable option for homebuyers looking for a unique floor plan and quality new construction.
The Belmont, built by A&S Homes and located at 481 Ken Oblik Dr., is a luxurious two-storey home on a laned lot. It boasts an open concept layout spanning more than 1,500 square feet, with three bedrooms and two and a half bathrooms — perfect for families and entertaining.
“Every square foot of this home is utilized,” says sales specialist Adam Virgilio. “You walk into a truly open concept design.”

The main floor is bright and welcoming, featuring large windows, a great room with nine-foot ceilings and a cozy fireplace with a built-in entertainment unit.
This seamlessly transitions into the chef’s kitchen, which is both functional and elegant.

The shaker cabinets, quartz countertops, a stylish tiled backsplash and an enlarged bar-top peninsula are the finishing touches that really elevate the space.
Upstairs, you’ll find three well-appointed bedrooms and a conveniently located laundry room, which is full-size and complete with built-in shelving.
The primary bedroom also includes a tranquil ensuite with an oversized vanity and five-foot tiled glass shower.
Outside, you’ll find no front drive access but a back lane that leads to a parking pad, which Virgilio notes has the space to add a double-car garage.
But what is really unique about this home, Virgilio says, is the ability to develop the lower level into a private suite.
“It has the capability of having a secondary suite in the basement, which more than half of our consumers who are inquiring about our listings are asking about,” Virgilio says. “We’ve done this on some of our more premium houses, but we haven’t done it on our entry level, stand-alone, single-detached back-lane style houses.”
The basement has a private side door for separate access and is equipped with egress basement windows along with rough-ins for a second laundry, wet bar kitchenette and a full bathroom.
“It’s designed to accommodate a one-bedroom secondary suite,” Virgilio says. “People can develop the basement to have one bedroom, a full bathroom, a kitchenette and its own laundry with a rec room.”
With the increase in the cost of living and housing, Virgilio says he’s seeing more and more people interested in trying to subsidize their cost of living.
“With this home, they have the opportunity if they wish to develop the lower level as a private suite,” Virgilio says.
The Belmont is also an excellent option for newcomers to Canada, Virgilio adds.
“These new subdivisions have a lot of diversity, a lot of families new to Canada,” Virgilio says. “This can be a great option for these families who may have their own extended family coming to visit for longer periods of time. This gives them the opportunity to have that private lower level suite with their own living quarters as well.”
The new home model is also an excellent option for young professionals wanting a premium starter home, Virgilio said, or young families looking for that new construction three-bedroom home.
Located in Waverley West, Prairie Pointe is an excellent community to plant roots, Virgilio says of the 640-acre mixed-use community that launched in 2015.
“The Waverley West area of the city has been the fastest growing, most in-demand new subdivisions in the past 15 years across our city,” Virgilio says, noting the scenic landscapes decorated with multiple parks and extensive pathways that Prairie Pointe has to offer.
“It’s really turning into a fully developed community.”
