IS FAIRWAY WOODS A RENTAL OR CONDOMINIUM?
Fairway Woods is both an age 50+ Luxury Rental and Condominium complex. The existing complex at 80 & 84 Snow Street are condominiums. The Luxury Rental building, 88 Snow Street, is under construction for a 2025 completion.
WHAT MAKES FAIRWAY WOODS UNIQUE?
Fairway Woods is a 6 story concrete and steel complex with an above average number of amenity spaces designed to appeal specifically to the age 50+ community. Residents have access to all amenities including the 1,650 sq ft lounge with full kitchen, fireplace and entertainment centre, fitness facility with a wide array of equipment, craft room, as well as carwash.
WHAT ARE THE PLANS FOR THE ADJACENT EXTENSIVE GREEN SPACE?
The former Southwood Golf Course, which was acquired by University of Manitoba, is located on the north and east boundaries of the property. Their vision is to develop a complete mixed use neighbourhood serving the broader residential marketplace as well as the faculty, staff and students of the U of M. The planned development is for 2030-2045.
WHAT IS INCLUDED IN THE MONTHLY RENT?
The monthly rent includes all utilities. In addition to heat, water & electricity, we also include full access to a residents lounge with a full kitchen and seating for 64 people, a fully equipped fitness facility with sauna, showers & lockers.
WHAT TYPE OF PARKING IS AVAILABLE?
We have outdoor and indoor heated parking and are able to offer a second stall to some residents. There are a variety of 8, 9 and 10 feet wide spots available.
WHAT KIND OF DEPOSIT IS REQUIRED?
The security deposit is half the base monthly rent (this excludes the parking and optional locker charges). This is refundable upon termination of the lease. The pet deposit, if applicable, is also half the base monthly rent. The pet deposit is refundable when you move out or no longer have your pet.
WHAT IS THE PET POLICY?
We welcome domestic cats, dogs, caged birds or fish. There are rules, regulations and policies regarding pets. Our lease application has all the details.
ARE FINISHES CUSTOMIZABLE?
Fairway Woods strives to ensure that only the best quality, and most recent, design features are offered. No further changes or customization will be permitted.
WE’LL BE AWAY FOR THE WINTER. MAY MY RELATIVE MOVE INTO, AND USE MY SUITE FOR A FEW WEEKS?
This would be similar to an airBNB situation which we will not allow. A tenant may have a guest stay with them for a few weeks, but the tenant must be there and be responsible for the guest. Individuals not on the lease are not able to stay in the suite without a leaseholder present. A resident may have a guest stay with them for a few weeks, but the resident must be there and be responsible for the guest.
It is permissible to have a guest look after minor matters for you while you are away, as long as this person is not living in your suite or using the amenities in your absence.
IS THERE A CONCIERGE OR SECURITY GUARD ON-SITE?
Security cameras will be strategically located throughout the complex for full common area coverage. A state of the art entry system with fob access is in place for all entrances into the building. These are programmed to each individual and may be easily de-programmed if lost to reduce unauthorized entry.
IS SMOKING ALLOWED?
Smoking is not permitted anywhere at Fairway Woods. This includes common areas such as common outside spaces, and personal spaces such as your balcony.
WHAT ARE THE LEASE TERMS?
Our leases are 12 months and are renewable 3 months prior to expiration. Subletting or airBNB is strictly prohibited. Assignment of the suite is permissible.
WHAT DOES “ASSIGNMENT OF THE SUITE” MEAN?
The assignment of a suite means that the current resident finds a new resident for their suite prior to the expiration of their lease. This new resident must submit an application with security deposit, which needs to be approved by the landlord. Upon approval, the current residents lease obligations are complete. Their security deposit is refunded within 2 weeks of inspection of the suite. These guidelines are set out by the Residential Tenancies Branch, and cannot be altered.
WHEN, AND BY HOW MUCH WILL MY RENT INCREASE?
The Residential Tenancies Branch mandates only one rental increase can be implemented over 12 months. Notification of a rental increase will be delivered 90 days prior to expiration, and residents have 30 days to decide to renew the lease at the new rate or vacate their suite.
